These five were screened with the same method as Surrey, Maple Ridge and Abbotsford. Together they hold 3,752 house lots in apartment or multi-family designations. None of them has been taken to a parcel-level deep dive yet; the table says why.
| municipality | plan | house lots | median lot | how "still a house" was tested | why it is not a deep dive yet |
|---|---|---|---|---|---|
| Mission | OCP, the City's parcel layer designations | 1,438 | 18.9 × 37.6 m, 682 m² | Zoning, plus assessed land and building values | The largest pool of the five and the strongest candidate for the next deep dive. Half the lots are fee-simple lots in the MD465 zone, so the count needs a closer look before it is compared with Surrey. |
| Chilliwack | OCP Bylaw 5500, adopted December 2025 | 385 | 20.1 × 37.9 m, 713 m² | Zoning: R1-A, R1-B, R1-C | A small, scattered pool. One TOA, at the Downtown exchange, whose overlap was not measured. |
| City of Langley | 2021 OCP, Bylaw 3200 | 232 | 18.4 × 37.1 m, 669 m² | Zoning: R1 | A small pool. The city's own R3 apartment zone already allows 6 storeys at 2.6 FAR, and the SkyTrain terminus arrives in 2029, so it is worth a second look once its TOA areas are mapped. |
| Pitt Meadows | OCP 2020, amended by Bylaw 3034 in 2026 | 75 | 13.8 × 33.6 m, 454 m² | Zoning: R-3, R-4, R-6, RS | The smallest pool: house-zoned lots cover about 9 of the 80 ha of parcels in these designations. The data comes from the City's Mapview, whose terms need the City's consent before publication. |
| Township of Langley | Community and neighbourhood plans | 1,622 | 12.8 × 28.0 m, 306 m² | BC Assessment use codes | Most of this land is townhouse and multi-family plan area, and most lots are recent small lots in compact and CD zones, median 12.2 m wide. Only 71 lots sit in apartment or mixed-use plan areas. |
One-metre squares as on the other pages. The Township's lots pull the picture towards narrow, shallow lots; turn it off to compare the other three.

1,438 house lots, 733 of them fee-simple lots in the MD465 zone. On 789 lots the building is assessed at less than a quarter of the land, the same signal that made Abbotsford stand out. 56 lots sit in the TOA around the Mission City station. Height limits in the Mid-Rise designations were not checked against the OCP text; a 2025 listing quotes Mid-Rise Residential as apartments up to 4 storeys, 0.5 to 2.0 FSR. The City's OCP page now lists Bylaw 6405-2026.

Low Rise Residential allows apartments to 6 storeys, about 250 units per hectare. The 385 lots are those still zoned R1-A, R1-B or R1-C; another 94 lots zoned R2 or R3 in Low Rise Residential were not counted. The only TOA is at the Downtown Chilliwack exchange.

| R1 | 232 |
All 232 lots are zoned R1; 19 of them have no building footprint on the City's building layer. The City's R3 zone already allows 6 storeys at 2.6 FAR. The two SkyTrain stations planned for Langley City open with the line in 2029, so the TOA overlap is the next thing to measure.

The 1,622 lots are mostly in Willoughby (916), Walnut Grove (431) and Aldergrove (246). The common zones, compact lot residential and comprehensive development, point to newer houses on small lots rather than older houses waiting for redevelopment. The 71 lots in apartment or mixed-use plan areas are the exception: they are large, median 45 m wide and 3,920 m².

75 lots in the Residential High, Residential Medium and Town Centre Commercial designations are still zoned R-3, R-4, R-6 or RS, about 9 of the 80 ha of parcels in these designations. Most of the rest is already zoned for townhouses, apartments, commercial or CD use; 24 ha has no zoning value in the City's data. Residential Medium allows up to 100 units per net hectare since the 2026 housing amendment (Bylaw 3034), and Council may consider more than four storeys in Residential High. TOAs surround the Pitt Meadows West Coast Express station: 12 storeys at 4.0 FAR within 200 m, 8 storeys at 3.0 FAR to 400 m, although airport zoning can cap them. Only 4 of the lots sit inside a TOA. Pitt Meadows publishes no open GIS data: these figures come from the City's Mapview, whose terms limit use to the viewer's own purposes and need the City's written consent before publication.
